    Bought a Garage, HOUSE included!

    Bought a garage, house came with…

    Well, with the market the way it is, and me piling on too much junk in the house, it was time to move out. Been looking for a house since January, as my resolution for the year was to find a new place to live before the season started…and I think I met that resolution.

    I didn’t feel comfortable buying a house that was in foreclosure, especially since the ones I looked at were trashed by the people that lived there. So when I came across an estate sale, I jumped on it…

    Here are some specs…
    - Single story, brick house…
    - 3 bedrooms, full bath upstairs, ˝ bath in basement…
    - New windows, newer roof, new furnace, new water heater, new AC…
    - Hard wood floor under carpet
    - Partially finished basement
    - Lot and a half
    - 24x22 garage, w/ shed behind garage
    - Quiet neighborhood, paramedic as a neightbor, police chief is 3 house down on opposite side...

    Funny stuff…
    - House was built in 1970, which was the last time it was decorated
    - Old man that lived there use to raise Homing Pigeons in a shed behind garage…
    - When the mother died last year, house got willed to her 6 kids…the YOUNGEST being 68 years old. So when it came time to sign paperwork, I had to do 6x’s the amount of signatures!!!!

    House wasn’t even mine for 2 hours and I already had gutted the garage…which needed HELP. The bad parts about the garage are that it’s a short door, so my RAM will not fit in, the door opener was an after thought, and the support beams were sagging BIG TIME. Upon investigation it was seen that they were not one solid beam, but several smaller ones nailed together, thus the sag. I actually hit my head on he corner of the door runner the first time I saw the house...

    So after I gutted it out, I cleaned/degreased the floor. Let it dry for 24 hours, came back and rolled on some epoxy floor covering. Let that dry for 40 hours before I tacked the beams. Removed all the beams and support items with no worries, because looking at the roof of the garage, I could see the used 1x12’s for roofing! So new 2x6x16 beams were installed, bolted together to make one long 24 foot chunk, then bolted into place…Using some old beams that were still straight, I mounted some cross bracing….The opener was then remounted, and looking at the photos, you can see that I brought it back up to level, and gained about 6-7 inches of head room at the center…

    Electrical was next, ran some new outlets and wire. Mounted up 6 lights…Then built a bench using 2x4x16’s, made it 2 ft. deep…The top was lined with 2x4’ sheets of aluminum, and the corners were fitted with aluminum L stock. The house only has 60amp service, so in the next few weeks I will be having it bumped up so I can run a welder out there. When I do I will run new lines to the garage from the house, along with cable and network lines to run a TV and PC….

    Meanwhile the inside has been already repainted, carpets have been cleaned, and new appliances have been installed. I’ve been packing up the last few days to get stuff to move in…But all is good.

    congrats!, nothing better than a decent work space/garage. looks good with the skis in there. Now you need heat and ac in the garage for our crappy IL winters

    I'm actually a little jealous....not so much of the kitchen...but hey, we all have priorities, right...

    NICE Garage!!! You didn't waste any time huh?
